The State Department for Housing and Urban Development last week announced that they will review the housing units prices under the Affordable Housing Program from October 1, 2026.
With few days remaining to the stated price review, interested applicants have been given up to September 30, 2026 to secure their units and continue to pay with the current rates.
Under the current pricing structure, a one-room social housing unit costs KSh640,000, a two-room unit goes for KSh960,000, while a three-room social housing unit costs KSh1. 28 million.
For affordable housing units, a studio costs KSh1million, while a two-bedroom unit is KSh2 million. So far, the department has not said by how much prices will rise or which unit will be affected mostly.
The housing project was initially launched in 2017 with a target of building 500,000 affordable housing units across the country by 2022. However, the project did not really take off.
In 2022 under the Kenya Kwanza Administration, the initiative was re-launched with a target of building 200,000 units per year with a formalised funding plan through the Housing Act, 2024. So far, several housing projects have been completed successfully and handed over to citizens, including Mukuru Boma Yangu Estate in Embakasi South (1,080 units in Phase One and over 4,500 units in Phase Two), Chepalungu Boma Yangu Estate in Bomet County (176 housing units), Machakos Boma Yangu Estate (176 housing units), Elburgon Affordable Housing Estate in Nakuru County (220 housing units), Emgwen Affordable Housing Project in Nandi County (120 housing units), just to name but a few.
The price review comes amid growing demands for the houses. Earlier this month, some residents in Mukuru estate raised concerns over the allocation of affordable housing units after some applicants allegedly discovered their preferred units had been taken.
The Affordable Housing Program is an initiative that aims to facilitate affordable housing to Kenyans who are above 18 years of age and have a valid National Identity Card.
Potential applicants can apply for free through the Boma Yangu website, or by dialling the USSD Code *832# on a mobile phone or by accessing the boma yangu tab on eCitizen to enjoy the early bird prices before the stated review date.
